There is no universal stamp or credential that automatically covers every part of a building permit package. Responsibility depends on the building, the design activity and the professional scope involved.

What a Building Permit Drawing Set Needs to Communicate

There is no honest universal list of drawings that should be sold to every permit applicant. Toronto publishes different application guides because a small residential alteration, a new house, an addition and a commercial interior alteration do not require identical documentation. The drawing package should be built around the work being reviewed.

Existing and proposed conditions

The reviewer needs to understand what is there now and what will change. Depending on the scope, that can mean existing and proposed floor plans, demolition information, new partitions, openings, stairs, fixtures, room uses or other affected construction.

Dimensions and use of space

Permit drawings should be dimensioned clearly enough to review the proposed work. Room uses, building areas, clearances, openings, heights and other project-specific dimensions can affect the design and review.

Site and zoning context

Where the project affects the building footprint, exterior openings, parking, setbacks, accessory structures or other site conditions, site information may become part of the package. If the project still has an upstream feasibility question, use Zoning Review before assuming the issue can be solved inside the permit drawings.

Elevations, sections and construction information

Floor plans alone do not always explain how proposed construction works vertically or how assemblies are built. Elevations, building sections and construction details may be needed to show heights, grades, stairs, guards, wall, floor and roof assemblies, exterior openings or other conditions relevant to the work.

Code and life-safety information

Commercial projects and more involved residential projects may need additional information about occupancy, fire separations, exiting, accessibility or other Building Code matters. The information should match the actual building and proposed use rather than being copied from a generic notes sheet.

Structural, HVAC, plumbing and other disciplines

When the work affects structure or building systems, the architectural set has to coordinate with the applicable technical information. Not every project requires every discipline. When another designer or consultant is involved, their responsibility remains distinct even though the documents need to describe the same current project.

One current revision across the set

A common problem is different documents describing different versions of the project. A wall moves on the architectural plan but not on the structural drawing. A washroom layout changes after plumbing information was prepared. A commercial room is renamed after mechanical assumptions were established. The set should be checked as one coordinated submission, not as a folder of unrelated PDFs.

Permit drawings are not automatically construction or shop drawings

Permit drawings are prepared to communicate the work required for regulatory review. Depending on the project and contract, the builder may still need fabrication details, shop drawings, product submittals, tender information or construction-stage instructions beyond the permit set. The scope should state what is being prepared so “permit drawings” is not mistaken for every document needed to price, fabricate and build every component.

Taking Over a Permit File With Municipal Comments

A municipal comment letter is important, but it is not the whole file.

Before iPermit can determine whether it should revise an existing drawing package, we need to understand what the municipality actually reviewed. That normally means the complete submitted drawings, forms and consultant documents, the current comment or deficiency letter, earlier responses if any, and the application number or relevant correspondence.

Professional responsibility also has to be clear. A drawing prepared and signed by another designer, architect or engineer cannot simply be treated as iPermit’s work because the client wants a new stamp or a faster response.

After the file is reviewed, the next step may be a limited correction, an additional document, coordination with the original consultant, recreation of part of the package under a new scope, or an earlier zoning/scope decision that drafting alone cannot solve.

The objective is to understand the file before promising a revision path.

What to Send for a Building Permit Drawing Review

You do not need a complete permit package to start. Begin with the property address and municipality, the current use of the property and a short description of what you want to build, remove, alter or use differently.

Send whatever drawings or records you already have, including previous permit drawings, sketches, landlord plans or concept drawings. Current photos can also help establish whether the available plans still reflect the property.

If the project affects the building footprint, setbacks or other site conditions, include any survey or reliable site information available.

If the application has already been submitted, send the application information, complete submitted package and current municipal comments. The initial review can identify what is reusable, what needs verification and what information is still missing.
